Pinewood Studios Development Framework (PSDF)

In June 2014, outline planning permission was granted for the expansion of Pinewood Studios, delivered through the Pinewood Studios Development Framework (PSDF). The £200m scheme will have added over 30,000 sq. m. of studio space when complete. This expansion makes a major contribution to achieving the UK Government's priorities to grow the UK's creative industries and create new jobs.

Phases 1 and 2 of the PSDF are built out and operational.This growth has enabled productions such as The Nutcracker and the Four RealmsDumboStar Wars: The Rise of Skywalker and Last Night in Soho to be filmed in the U.K.


Phase 3 Proposals

To deliver Phase 3 we have been working on our designs and site layouts from the outline plans that were approved in 2014. The outline planning application anticipated that the development zone, which now forms the site of Phase 3, would deliver two three storey office buildings totalling 10,000 sq. m. and car parking (as shown in the illustrative masterplan above).

The detail of proposals for Phase 3 have evolved based on operational needs at the Studios and now includes four stages within three buildings and a small workshop with associated parking. A site layout plan can be seen below to illustrate this. Proposals also include significant new planting and landscaping in the southern fields, between the site for Phase 3 and Pinewood Green.

The footprint of the Phase 3 development zone remains the same as that included in the 2014 outline planning application, and therefore has planning permission for development. This area is shown on the site location plan below.


We have refined our landscaping proposals since the outline application was approved.

Planting and landscaping is proposed for the southern fields, between Pinewood Green and Phase 3. This includes a 3.5 meter high bund with additional planting to filter views of the proposed buildings. A cross section image of how this could look is shown below.

Part of our proposals is to clearly identify permissive paths for public use, which can be seen on the landscape plan. The grassland to the south and east, up to the palisade fence, will not be publically accessible in order to protect the natural grassland and to ensure that the ecological and biodiversity obligations of the 2014 outline permission are achieved.


We have now submitted a planning application to Buckinghamshire Council which will undertake its own formal consultation before making a decision on the application.
